That wealth leaves the community. It does not build schools, repair roads, or support local shops. It fills investor portfolios.

Politicians and housing advocates argue they want affordable homes. Yet many governments actively encourage REIT investment through tax breaks and favorable zoning rules. Why? Because REITs promise to solve housing shortages by adding supply. The data contradicts this. REITs buy existing homes and convert them to rentals. They do not build faster than traditional developers. They just change who owns the stock and who profits from it.

The effect on communities is measurable. Cities with high REIT ownership show steeper rent growth than those without. Tenants have fewer protections because REITs operate by strict financial formulas, not local obligation. Maintenance suffers. Evictions accelerate when profit margins tighten. Local ownership meant accountability. Corporate ownership means efficiency. That efficiency destroys neighborhoods.

The question is not whether REITs will continue buying. Capital always seeks returns. The question is whether Europeans will allow housing to remain an investment commodity or reclaim it as a fundamental need. So far, policy has chosen the former. Do not expect this to change without pressure.
